People love bargains especially Andalucian Spanish property bargains. So by popular demand Spanish property bargains is what you will get! Every month we will compile a list on this page of what Andalucian Spanish properties we consider to be a bargain, based on our experience and comparisons with other properties. The properties chosen will be based on our opinion only and not through biase or incentives but purely because we think the price is cheap. You must make your own enquiries on price and conditions and be happy with the decision you make prior to purchase. This is only covering bargain properties for sale on the the Costa Tropical, Andalusia southern Spain. Spanish property bargains can be any type of property which we think is 10% or more below true value in this part of Spain. These property bargains may need renovating or improving or indeed totally rebuilding but they will be a bargain (in our opinion). May 2008 Well it has been a hard 6 months on the coast with sales figures nose diving but the good news is that there are plenty of bargains about which more than makes up for the drop in sterling over the last 4 months. Brits leaving the area to go back to the UK are now discounting therir properties as the conversion rate back to Sterling is good. The investment land in Taramay has now been dropped to a bargain price of €69,000, which is 30% off original price!!. We have a townhouse in Itrabo which is a steal at €106,000 which is down from the original 159,000 asking price last year.This property has not sold because of poor presentation and is ripe for some to turn around for profit. The next bargain is a two bedroomed, two bathroomed duplex in velez de Benaudalla for €139,000 which includes garage, kitchen and air conditioning. This property has not sold previously as the development was totally over sold as people were trying to sell on their off plan investments. The property also had no water or electricity and so was not at its best for viewings ie with no water in the water traps in the bathrooms the flat smelt terrible!
So my top tip for Bargain properties in August 2007 is a piece of investment land in Taramay, Almunecar and a fabulous villa property for sale in Los Pinos Almunecar, Granada. Bargin properties in the Costa Tropical for April 2007 As I write this it is raining on the Coast and snowing in the Sierra Nevadas and sunny in Manchester!! Mad World. However back to business you want to know what bargains are highlighted this month here in the Granada coastline of Spain. This month has been a great month for Wise Move to Spain buyers with investors buying for 58,000 euros in Otivar when it was previously priced at 78,000. There was the financial guru from Liverpool who paid 221,000 for a luxury duplex in a better position than another identical property for sale which is up for sale at 283,000. Last but not least the Marbella businessman who bought a magnificent luxury villa on a great plot , which the bank valued the plot alone at the same price he paid for the house and the land. Imagine a free luxury villa of 250m2!! Well done. Fantastic 90m2 3 bed bungalow property in La Herradura for sale at a bargain price of 245,000 euros. Great views , communal pool and gardens, walking distance to the beach. What is the catch I hear you ask. Well the property is currently wrapped up in a Gibraltar limited company which is currently being dissolved and all the properties on this urbanisation would be registered on their own escritura. At this point they will be worth 300k........nice profit for someone. 5 apartments for sale in Los Pinos Almunecar and the neighbouring luxury villa property were originally up for sale at 1.3m euros can now be bought for 1.05m euros. That is a cool 250,000 discount. The apartments alone could generate an income of 80,000 euros a year and you get to live in the luxury villa for FREE. Price reduced townhouse in Cotobro, Almunecar This property is now reduced to 290,000 euros which for a property with great views in Cotobro is a bargain. Bargain properties for February 2007 Well time seems to be flying by as my idea of moving to Spain for an easy life and sunshine seems to be on hold as we have had our best month so far with lots of happy customers and lots of people buying property in the Costa Tropical . It has also rained for ten days this month, no good for visitings properties but great for the skiing , just one hour north in the Sierra Nevadas. So what have I seen this month to wet your appetite..... This bargain property for sale is in Los Montanes, near Cotobro in Almuñecar the tourist capital of the Granada coastline. This house is next door to the Mayors house with great views over the sea, montains and the town of Almuñecar. This villa has four bedrooms and is in good condition. It was up for sale at 480,000 euros but now can be bought 436,000 it needs a terrace and a pool ( quoted at 25,000) to make this a 650,000 property.
Bargain properties for January 2007 This Otivar townhouse property for sale is in our opinion worth 125,000 euros but is now available for 105,000. Homes in the Sun tv programme is featuring Otivar on the 28th of Jan , when the demand for this beautiful village will soar.
This bargain property for sale is in Los Guajares in Guajar Faraguit which in our opinion is the nicest of the three Guajar villages. The property and the village have a southern orientation with views of lush, green mountains. This townhouse property for sale in Guajar Faraguit is half finished whereby the first floor comprises 3 beds, kitchen, bathroom and lounge area with stairs leading upto the next floor of 100m2 and up again to the roof terrace with great views. 30,000 euros should finish this property of into a huge townhouse or 2 three bedroomed apartments. Cotijo property for sale in Jete is a bargain compared to others that are up for sale in the area which are fetching 300,000 euros . Jete is a lovely area with good views and a great little village, only ten minutes from the much larger town of Almunecar. I think although it is only 2 beds this property is 35,000 under priced.
Bargain properties for November Two properties are available for sale in Otivar at prices which are very cheap as this village is very popular and it is no wonder with lush, green valleys, bars, restaurants, great views etc This first bargain property in Otivar is available for 63,000 euros and I think is a steal. Previously up at 78,000 euros. It nedds renovation before you can live in it and it needs about 30,000 euros to turn it into a beautiful property with great views.  The second bargain property in Otivar has been reduced from 140,000 euros to 126,000 to 114,000 but you will have to be quick as this property is ready to live in but needs modernisation and could be done for 15,000 euros. It is much larger than others and will not need any planning consent to do as the extra floor is already added, although planning in Otivar is much quicker than other towns as they are well organized compared to the ayuntamiento in Almuñecar. 114,00 euros for a 5/5 bed in Otivar . NOW SOLD The third bargain property is this off plan resale in Velez de Benaudalla which is available for 168,000 euros which is 20,000 euros less than other comparable property available on the development. These developers are well respected for quality developements and this project needs to be completed by February at which point the buyers have to complete. If they do the price will increase by 20,000 to represent the buying and financing costs. Best Bargain property for August- Still available but the price has gone up to from 695,000 to 720,000. This guy must be crackers because the house has previously marketed for €895,000 and now only €720,000. He has since built a 50m2 casita in the grounds with three rooms , kitchen , bathroom facilities. Currently uses it as a gym and storage but it has water and electric and could be used as a guest apartment in the future. The land is advertised as 800m2 but there is actually 1800m2 which just needs registering (12 month process) but this chap has his eye on something else and has priced it to go and boy it will go. At this price it is a definite bargain and I dont expect it will last the week. Property next door is also available (2/434TPJM) should you wish to construct a larger property. A superb opportunity to purchase an urban plot of land in the old part of the village close to the church. Stop press bargain property for July - still available. Star buy bargain Spanish property for sale Almunecar, Andalucia, southern Spain. If I had the money I would buy this myself. This property has now become a bargain because the price is reduced from 795,000 euros to 595,000 euros because the couple are desperate to retire. Also the property was previously marketed as 1000m2 when I am informed it is really 1300m2. Plus they have permission to build a further 60m2 separate building by the pool. The icing on the cake is that the property is a trading B&B and can be bought now with all the summer season to trade!! Great business in Spain ready for the taking.

Bargain Spanish property for sale in July - sale fallen through and is available
This Spanish property bargain is an off plan project in Jete, a small Andalucian village 15 minutes outside Almuñecar on the Costa Tropical. It is currently still waiting for final planning consent and permission but that is only two months away, but the project fulfills all town hall criteria. It is being offered at 320,000 euros which is a reasonable price for that type of property now let alone two years time when its finished. But I know the owner will take 100,000 euros for the land and I can recommend local Spanish builders who have quoted 150,000 euros to build the complete project! All this property for the bargain price of 250,000 euros. The project is scheduled to take 18 months (allow Spanish time so say 2 years) with property inflation figures of 17% and government economic think tanks seeing no slow down in spanish property prices for at least 2 years you are paying 250,000 for something that could be worth (320,000 x 17%)374,000 year 1 and (374,400x 17%)=438,048 euros at the end of year two. So this bargain Spanish off plan property could give you a gross capital return of 75 % in two years plus interest on the money as the Spanish builders would be paid in stage payments. I like it, but there again this is just my opinion and you must make your own investigations before spending your money! This bargain ruin property in the beautiful little village of Otivar is, we think, very cheap. For approximately £16,000 sterling you could buy it and sit on it for a few years. Let the motorways from Granada and Malaga be completed and make a tidy profit. Annual costs less than 100 euros for council tax equivalent. Last years property growth rate in Spain was 17.1%. On the other hand this bargain property may be extended one floor, refurbished and made into a lovely holiday home 25 minutes from the beach. Bargain property in Molvizar, Costa Tropical, Andalucia, southern Spain.
